1. Get an appraisal of your home.

Ian Tinsley will personally carry out an in-depth appraisal of your property and provide an accurate recommendation free of charge and without obligation. With the team’s in-depth knowledge of Essex’s prime property region, they will advise on the best way to market your home. They may already have potential buyers in mind.

2. Choose your options

Every property vendor benefits from professional photography and full descriptions to portray their home in the best light. Ian would always recommend professionally drawn floor plans. For a higher-value property, you may opt for 360-degree panoramas and even 3D video walk-throughs. Your property will be advertised on the Tinsley & Co website and on the key portals Rightmove and Zoopla.

3. Ready your conveyancer

Your conveyancer will handle all the legal and financial paperwork involved in selling your home. If you prefer, Tinsley & Co can recommend from a hand-picked group with whom Ian has a long-standing association.

4. Present your home

First impressions are extremely important. Some buyers make a decision as soon as they arrive outside your property. Gleaming windows, mown grass and trimmed shrubs all help enhance the appeal. Inside, remove any clutter and furnishings that are past their best. Ian and his team know which of the ‘tricks of the trade’ really work.

5. Welcome your viewers

A Tinsley & Co staff member will always offer to accompany viewers, whether you are present or not. They can help point out the benefits and features of your home. The team will provide feedback from viewers.

6. Accept an offer

If you are advised that an offer is the best you are likely to receive, you can inform your conveyancer and start the process. However, Tinsley & Co will make sure that the sale is likely to progress to completion by checking that the buyer is committed to the purchase from an early stage.

7. Progressing the sale

Tinsley & Co’s involvement doesn’t end here. They have a dedicated sales progressor who will stay in touch and step in wherever necessary to help smooth the process.

8. Exchange, complete and move out

Once all the legal and financial aspects have been sorted, contracts are exchanged and the buyer pays a deposit to their conveyancer. Both parties are now legally obliged to complete the sale, which should take place soon after. When the money is transferred to your conveyancer’s account, you move out and Tinsley & Co will hand the keys to the new owner.
